@Jaycee Greene I see, I would still love to stay connected as well given I plan on executing the BRRRR strategy on the MF units  I plan to acquire this year. 

My experience with PPR has been consistent with yours, as well as the search to find them.  

I think the house flows really well in person (open floorplan, high ceilings, large house with spacious room sizes) and you just can’t represent that in 2-D photosI’m honestly not sure how to do a video or 3D virtual walk-through or whatever, I haven’t looked into it and have no idea how much it costs.

When faced with scenarios like this, it's tough to answer such a specific question with limited information. 

While not necessary to be successful in RE going to college can be a fun experience prior to adulting and having a business degree is a well thought out safety net.

Good wholesalers will price deals well, meat on the bone for you.

There's currently a website set up to get information from customers that have had this contract "sleight of hand" done to them. 

We have owned a STR in Florida's panhandle, which has done very well for us for 10 years. 

And I an experienced 2-4 unit investor here as well, and have self managed for the most part.
