I'm considering doing a weekend event. 

I have a tenant who moved in June 2018, signed a 1 year lease, and submitted a deposit.This weekend I learnt that they cannot make the August rent payment and we have agreed to part ways.Question:  Being that they broke the lease agreement, do they lose out on the deposit? 

On a side note I was back home to MN where we’ve been planning to retire over the August 4th weekend.

Being in school 4 days out of the week really limits my time and so part-time/weekend jobs would be ideal.

I'm willing to give up my weekends to help in exchange show me whatever it is that needs to be done.Bit of my background.Located in San Diego.In my late twenties.Currently holding a full-time job in software and wants to GTFO from 9-5.I've done some rehab on homes when I was younger.

Last weekend Boston Area REIA had a walkthough and Q&A of an in-progress duplex>condo conversion in Gloucester with Karriem Cherry from Cherry Picking Properties in Lynn. 

Update: I'm having the AC unit serviced this weekend.

House hacking may be a great way to start.  1-4 unit place.. live in 1 unit.. rent the others... pay a lower downpayment so you have cash reserves to strike on property # 2 I am in your area often on the weekends.. be open to a coffee and convo.Welcome to BPJim 

I joined a real estate investment group, went to real estate networking meetings, read real estate books, took a weekend workshop on wholesaling, wholesaled some properties, once I had enough down money I borrowed money from a private lender (my real estate lawyer) and flipped a property, then another, then I had enough to buy a single family rental, partnered with my brother, bought another...now I have 82 rental units (single family, multifamily, office and commercial).
