It sounds like around $10-13k for rehab to me ($2500 paint, $2000 countertops, $1500 appliances, $4000 flooring, then the misc. like fixtures, fans, roof tiles etc)That puts it around an 83% or so deal which isn't terrible for Phoenix if it's cosmetic only in an area with low DOM, but there won't be a very large spread.

It's not terrible, but you can find better in KY for sure.

I’ve had terrible luck with PMs, I just happen to live in a solid (although expensive) market, and my husband just earned his real estate license in our market.

It’s not a terribly huge bill as the home was winterized but there is still a service fee and sewer is a standard charge.  

So either he has refinanced, or something went terribly wrong somewhere, haha. 

It's certainly a small town, but has quick access to the Blackstone shopping center and it's not a terrible commute to Worcester (my dad does it every day).

I don’t want to be the guy to take the wind out of your sails but I doubt it’d be terrible if you took your foot off the gas and spent this saving period working on your processes and getting your business built on a solid foundation.
