What are some great t (even if they're crazy) strategies for building the real estate empire with 250K if we could go anywhere and were will to do anything?

Basically you can get a loan that's underwritten based on a property's NET Cashflow (after debt service and all other expenses per a T-12 P&L, or in other words, REAL world cash flow), and based on that, obtain an unsecured loan against it.

Those developers pray long enough while building out the building that the tenant will open and they can sell it off before taking a bath on it.The small to medium franchisees eventually if the have trouble get bought out by a Private Equity group that runs them like sh*t and makes their money back and sucks any remaining profit dry before they close or ask landlord for rent reduction.That's what 20 years experience teaches you versus buyers just looking at a cap rate thinking something is a good deal.

definitely like Franklinton, could see east Franklinton developing into a young/middle-upper class mixed use neighborhood (Boston Seaport) and west Franklinton developing to a township-style neighborhood in the long term (Columbus stacks in Ready Player One)

I’ve been consuming more podcasts as fast as I can about owning more then the predetermined amount from a fanny may or Freddy mac style loan.
