Just the age of the properties is a downside and I need to understand the tenant demand and mix better. 

Depends on what you consider a "great" rental....are you looking for appreciation, cash flow, a mix of both?

I also love education that I can get for free or paid so why not mix it up.

I would never recommend people mix finances and /or share mortgage when they are not married.

In the other thread, there was mix thoughts about whether or not the net to HUD percentage threshold would be less during the OO period.

Hi All,I would appreciate thoughts/ considerations/ cautions for analyzing a mixed use property that has a duplex with a regular apartment next to a small storefront that's soon to be vacant? 

I am currently in the mix on picking up 2 apartment buildings and a duplex in Minot ND. as well as starting to buy fixer uppers and remodeling them. i would love to connect with Minot investors and talk about property managers and who is preferred in the area. 

In this case, you might want to mix it up and be partially a mid-term and short-term rental.
