Not surprising with the increase in rates and then banks unwillingness to help the little guy out.

A mixed way is often best, with plans for money coming in and extra backup for any surprises.

Surprisingly I think I like the SFR, (lower maintenance costs and tenant interactions per cash flow dollars).

I"m surprised to hear you haven't had issues as Volusia and Daytona have been crazy with stopping STRS lately. 

Less surprises and less "cooks in the kitchen" over however many years.

I'd be very surprised if you have full replacement coverage if all of the factors you listed were in play when you purchased the home/policy.Filing a legitimate claim won't make you uninsurable.
