I’m sure the teens would depend on the deal bout should favorable turns be given if the financing is done by one partner more than another’s?

Its not "real estate sexy", I pay more in taxes, cant BRRR, I have to move fast, leave money in the table...

If so, is there anyone from your church that you might be able to hire to do some of the stuff or a group of teens to help with the yard clean up? 

I would get that information before buying it (cash or bank financed) because,it will allow you to see if the rent can cover your running expenses &financing (taxes, HOA, CDDs (Community Development District), repairfund(toilet broke, angry teen broke switch), Capital Expenditure (the roof was taken by"Humberto"), and, if it applies, mortgage payment).The leftover money is your Cashflow.Best of luck with your project !

They are great, inexpensive, and offer a heating element, multiple flame colors and speeds with the click of a button on the remote and they look sexy in the living room or even master bedroom.

Willing to grind and take on the load of non-sexy work when I've gone ignored my rules by taking on too many deals at onceThey also need to be the type of person who is willing to "figure it out" and only comes back to me when they've been stumped after trying out 3+ different strategies to achieve the objective. 

Even though it isn't sexy, the glue is just as important (if not more so) than the LVT planks.  

My husband and I both work full-time and have 2 teens so there isn't a whole lot of extra time!
