Now the fed is expected to begin cutting rates and we may begin to see greater separation between bank and alt. lender rates but if the fed cuts rates slowly as predicted  there is likely still a window where alt lenders will be competitive, especially in the scenario I described. 

The response might be, 'One check with both names,' or, 'Two checks split 50/50, mailed to separate addresses' or something similar. 

We are not married, so our tax returns always remain separate.

After completion of construction, do we condoize and sell the single family and ADU (separately) and keep the DADU for rental and living while in town?

how do you guys go about separating your residential address from getting mail from tax etc from your investment property?

I just separated from the military currently living in Nothern Virginia  and I have been looking at out of state investing and I would love to get your input on that and also how would you go about finding leads when you do not live in that particular state I’m particularly looking at N.C around the Fort.

I'm running into hangups with code section R302.3.1 which seemingly requires not only the floor separating the units to be fire rated but all the walls below supporting that floor to be fire rated (ie all exterior walls and load bearing interior walls on the first floor), which may mean extremely expensive fire rated windows at the lower unit.  

In regards to the utilities being less, even if being metered separately, do you mean it would be less monetarily bc there are less site visits by said utilities installers therefor less charges?
