-Check the dish drying rack/dishwasher.

They also broke the outdoor water spigot and put satellite dish on the roof that caused electrical damage.

Tenants destroyed my homes, vandals also destroyed the homes, tenants had dogs they were not allowed to have because they knew I wasn't going to check up on them, I also found 5 stinking satellite dishes damaging my roof when I did go there, contractors ripped me off, it's a mess.  

You need to nail down your pro forma, not just cogs and payroll, but think pest control, maintenance, capex, linen rental, menu printing, advertising, cleaning, dish washer rental, Hvac repairs, soda and draft line cleaning, utilities, POS system, security system, etc.

Most agents will include satellite installation provisions (you do not want installation on the roof). 

The hallway lights are controlled by 2 single pole switches and the dish washer wasn't installed correctly.

They may want to see that your current mortgage has seasoned for 6-12 months before dishing out other investments.  

The google satellite view can be several years old (look at date stamp in lower right).

Whatever you dish out to him, may fly back into your face.
