@Cat Bauer a cash out refinance is just like any refinance - you are restructuring the existing financing on the home into new financing terms.So, if you owned a home that had a mortgage of $100,000...and you did a cash out refinance at $150,000...you would payoff your first mortgage, have a new mortgage at $150,000 and receive a check for $50,000.

Can't do a perm loan mod and short sale at the same time.They are different departments and the computer will have the file set to a certain type of workout solution.For short sales they would assign the file to a loan liquidation department.Loan modification you would be assigned a workout negotiator to restructure a loan for a perm mod.Hope it helps

Restructuring a loan is extremely difficult to do and is subject to each lender's rules (i.e. the investor who owns the paper) so I wouldn't rely on it.

It is passive (once you buy) but of course requires some cash to get into it.I love buying notes as the income is passive, I buy at discounts to get very nice yields, and I can hold them, flip them, and even restructure them.Of course, this is off topic from the this thread, so check out some note buying threads if that sounds intresting to you.

On estimates don't worry about updates like floor paint job new cabinet so on Look for heating system electrical, plumbing, the restructuring of the building Up dates is usual 10k per unit like a paint job floor and some others updates I buy cabinet on this site it's like 2k for a nice set!

As I was doing that the county restructured and property taxes went way up killing most of my profit on the ones I hadn't sold yet.So I would probably not try that again unless there were external forces I knew about that were already working to change the area.My suggestion would be to get very familiar with the local government and chamber of commerce in the area and see what is going on.

JV partner just updated me that he's willing to have me quitclaim but leave me in the JV and restructure the JV to pay back my $21k investment and to share in any profit that comes from the property when rented or sold.
