The master lease would articulate the terms of your lease agreement with the existing owner including the recurring payment amount and your responsibilities as the lessee.The option contract would outline the terms of purchase, including any portion of lease payments that would be applicable to a purchase.Using round numbers, if you structure the lease/option in such a way that you pay the owner $1000/month with $100/month being applicable to the purchase then at the end of 12 months, you would have $1200 towards your down payment.If you were purchasing for $100K and needed $20K down then $1200 of that would come from the seller (by the way of a reduced payout) and the remaining $18.8K would come from you.It's worth noting that there is no "refinancing" with a master lease agreement because you don't own the property or have any financing on it.

We had a "back up" of the tub and toilets and shower on Monday and now the problem is fixed but I'm concerned about it recurring and need to stratagize on replacement of the entire system vs. keep treating the roots.
