I’m in the 33% tax bracket through my real job and this could be a big difference in taxes owed if we sold the property?

After going through appraisal and all the applications process, they rejected the loans, over how HOA consists of too many investors vs homeowners, I then picked another unit in different community, did the same process, then they rejected the another execuse over HOA, It costs me several months times of refi and I requested the refund of appraisal fee and didn't get this refund. 

It is what is left after snow removal, cutting the grass, utilities, tenant issues, parking lot issues, property taxes, mortgage payment, etc. that make a difference.

Unless of course you actually have the money in reserves and would make up any loss.. that would be different..

I've helped 6-7 different investors move money from Oregon to Wyoming in the last 15 years and they are all happy they made the move.Consider finding a market that has a better long-term outlook, economically and legally.

No it didn't do therefore you cannot complain about that as we expressed to you numerous times we work with many different investors.

I'm now considering expanding my real estate ventures into building custom homes, but I know this is an entirely different beast between the required capital, learning curve, time committment, etc. 

Everyone thinks they can paint but there's a big difference between a professional paint job and a non-professional one (the latter usually actually damages the property instead of improving it). 

Each municipality is different and what's allowed will be based on your exact zoning.

The amount of money you make is in a different digit.
