My understanding is that market value IS pretty much a range prospective tenants will pay .

I know other guys who spent their youth focused on getting a practical STEM degree in a field with quality employment prospects, orchestrating their career, aiming themselves for financial glory.

Really it’s prospective.

2-4 unit properties in areas with good potential for growth and attractive to prospective tenants

If the property doesn't match that, then you move to the next prospect.

I don't respond to prospects that don't follow simple instructions.   

I think the prospects of building smaller units 2-4 in prime locations are not feasible but I think there are pockets in the outer suburbs where land values are cheaper where it may work. 

Usually people tell me they don't have any evictions and then I find multiple filings; finally one prospective tenant told me that she didn't think an eviction filing "counted" if the eviction was eventually "dismissed."

I just got a call back from a potential prospect .

The investment banker mentioned that the tenant can/will take over paying the mortgage, but I don't really know the details yet and what is best - for me and the prospective renter/buyer.If we don't do this rent-to-own deal, I can get a tenant in within one month.
