I often prompt investors to consider what they have to offer a contractor, that that contractor doesn't already have?  

If the tenants are prompt with their payments and you would like to keep them around consider a short increment of an increase in the 50 dollar range.

Recently there was a blog post about the negatives of being an agent and an investor, personally I didn't think the article held water so I promptly ignored it.

Sans the VanityGate of 2019 the last four turnovers we had were full prompt refunds.
