We have contractors who can get us estimates for inspection items and we use that to negotiate.A couple more pieces of advice I would like to leave you with:- Make sure your Agent is knowledgeable about rental properties and what it takes to get them rent ready.  

What is everyone's thought on the 1 piece tub/shower?

I don't think we will need the PM software piece or accounting piece as we intend to use different software for that purpose unless you can make a compelling reason not to, lol. :) For now, we are just getting into flipping and are trying to run some hypothetical scenarios though a calculator to rough out costs and estimated ROI for our first wholesale flip.Thanks for any guidance you can provide!

If you can only map one spreadsheet cell into a document blank once (I am not sure this is a limit but I will explain how to workaround if it is), then you can use cell references in the spreadsheet to copy that one piece of info into many spreadsheet cells; and then you can get by with a one to one mapping because you can have multiple cells.

The only reason I am struggling with this, and will consult an attorney (thanks for the advice Christian) is that I once I make a decision, it needs to be used consistently with everyone no matter how unimportant a specific piece of criteria might be.
