Indeed, AB 2819 intends to do one thing:hide non-payment of rent from the next property owner.Other than to promote more bad behaviorthere's no reason for this bill.Call your legislator and ask for a NO VOTE on AB 2819.

@Franky Juwana From what I understand, some cities decide they want to minimize the spread of rentals in order to promote SFR homeownership so they restrict the zoning to residential R (no rentals) rather than residential plus multiunits R1 (mixed).

In my opinion, a legitimate wholesaler will add value by only promoting off market deals, give accurate repair cost, and ARV, (I will add that I would never purchase a property without fully completing my own due diligence as well), and will only act within their state laws.

I'm trying to see if it can be salvaged now...but looks done.They asked for:3 years taxesrecent pay stubs from the day job (I recently got promoted and the pay stubs reflect a higher salary)Deal Analyses with projections (which I thought looked pretty good)and that PFS (which has a nice positive number, though it is a bit lower than I want!).
