Evaluate the situation to see if you could have done anything differently to mitigate the loss and implement changes to your processes, but know that this happens and hoepfully just not too close together. 

If you are hiring a PM, then it's not a big difference either way, but if self-managing you don't want to go much bigger than you have been or you may not be able to do all the work.

I guess the different strategies FOR ME would be.A- Find a lender that would actually do the refi and pay the tax.B- Sell a property and use those funds to lend as they would go back to the IRA. 

Lastly, you won't be able to HELOC (or any cash-out equity) and 2-4 unit property in TX while it is still your primary residence.

The differences lie in how they aggregate, update, and present the data.

We have a primary home, short-term rentals as well as paper investments. 

The suburbs are each very different with some having no restrictions and some completely outlawing them.

How long it takes to be financially ready is different for everyone.

Most importantly, understand the difference between a business purpose and consumer purpose loan.Read my post in this thread, which details our process in actionable terms.

If you are following the rules then everything should be OK.This is no different than a health inspector visiting a restaurant.
