Otherwise, considering our past use and preference over hotels, this is an ok cost.  

Having said that, my preference would definitely be natural/darker wood over grey.

There are also people that can manage your Airbnb for you if you prefer to do it that way.

That would be my choice if I exited out of Indiana.I'm not a huge fan of paying cash for properties since you're tying up a large amount on one property.

In cases like this, a police report and insurance claim (via tenant's rental insurance policy first, mine second) would be (have been) my first choice. 

This is clearly personal preference, and a bit about contingent on your point of view on where market is going.  

I've done both but I prefer just letting a realtor sell it, in the couple cases where I didn't after the fact I think they would've ended up making up their realtor fee with a higher purchase price.
