The tenants know the mini split is their best bet for controlling temp on their side, but they do not want to not pay for the energy to run it and would prefer the gas gets used (gas is included in their lease.)

I hope that makes sense.That said, you can do research into the company and see if they have a good rep, etc; however, if they don't perform you are out the money.You should really only pay the lender if the deal closes.
