Now it's kind of "my first place" apartments with students just out of dorms or young people with first jobs except for one unit with an old single lady.I have two applications for the vacant unitA grandma and her husband of many years that works at the grocery store next door for 15 years and also with hers and partner's social security make about 3x rent.

I have one inherited tenant that pays me via check on the first but post dates it for the 15/17 (his social security check deposit date).

There would be a common kitchen. social area, and bathing area (a few baths/showers) but each unit would have living space, bedroom, 0.5 bath, and a small kitchenette.

a lender need to make 4 to 5k per file to keep the doors open.. either through junk fees and or points and junk fee's  the interest normally goes to the investor not the lender.. there maybe a little delta on the interest but not much ..

If I were you, I would learn all sorts of things about personal finance and real estate investing, sure, but I would spend a lot of quality time (and money) on furthering my education and having a social life that includes going out on a lot of dates.Here's my reasoning: if you look at all the millionaire households in the USA, as of 2009 95% of them are headed up by a married couple or widow/widower.
