@Kalen AdamsonNot tax advice as a cpa can respond but typically when you cash in stocks that gain is taxed (if owned for a while at qualified dividend rate).You could take the cash, hold money for taxes and put that money as a contribution to the LLC and then start investing in real estateIf you invest in real estate you may get depreciation etc whixh could be paper loss and potential reduce tax obligation but the entire picture needs to be looked at

There's a difference in the order of payouts in the event of a claim.Don't be afraid of holding paper, its a beautiful thing.

I agree with many others who have said they love the concept, but unless the data has a high degree of accuracy & integrity, it isn't worth the "paper" it's printed on. 

No need to test just be careful with it (don't eat, wear respirators, clean up thoroughly, have drop cloths/paper down, and disclose it to buyers). 

Class C numbers look good on paper but I've talked to many CA investors that have lost money.  

I have a long distance SFH that cashflows about 500-600/mo on paper and have owned it for 3 years.

I'm going to think more about seeing if the seller is interested in keeping the trailers, selling me the land and holding the paper, and paying me lot rent. 

As OP said, hard to find umbrella that will cover STR papered insurance unless I find a carrier that writes it under my name personally and names the LLC as an additional insured (I own my properties under LLCs).
