@Steve Babiak, unless he registered with Pennsylvania as a contractor, he would not show up on there, the company as the OP stated is from NJ where he would be registered. he should be registered in PA if he is doing work there, so i agree, he should have shown up on those sites, i am a contractor in NJ but do not do work in PA, not even my own properties, so i do not show up on those sites.

@Eric Andersen definitely put weight into what @Michael Baum wrote and do your own research on the city regulation/zoning.

I would never own rental properties in my personal name.  

So I would like to get the opinion of some experienced investors.My goal is to buy (3) three to four multifamilies.I inherited a 3 family fully paid off and own my current home.Between the two I have roughly 550-600k in home equity.

You didn't say whether you're doing this on your own, with partners, or as a syndication. 

If they could afford to own houses they would own the houses but they can't. 

I own a fully paid-off home valued at around $275,000, but that's all I have. my credit is poor, and I’ve had minimal income over the past couple of years, which doesn’t reflect much creditworthiness.

I personally don't like the idea of using OPM as is often recommended for people without their own capital.

If you own the business and the land, I would keep them together.
