I expose myself to other stuff for the sake of a natural curiosity and to gamble a little.  

Most likely the state where the property is located is where lawsuits would be brought if they are something for personal injury like a trip and fall or something of that nature because the “cause of action” arose in that state.

But I am willing to bet in the 3 year, probably 5 year and definitely 7 year + frame that these investments will rock any of those one's winning today.

Most of my costs are incurred when I have turnover, if you have a tenant that has been there for 20 years, I would not rock the boat much.

Before, "acts of God or Mother Nature" weren't supposed to count against the policy...

Carrollton seems to have more due to the rolling hills nature of many neighborhoods in combination with bad dirt. 

If you do a  search of this forum you will find that financing properties in CR is an issue, though the nature there and lifestyle is very attractive

It's crucial to clearly communicate to tenants the nature of your relationship and their responsibilities.

But to touch on the earlier point, physical asset investing under the nature of debt, efficiencies of scale, tax benefits/drawbacks, and the power of delegation before you dip your toes in.

Thinking STR may be good given proximity to Red Rocks, although not sure of STR laws per above?
