That will likely (not always) make a difference on amortization period (30 yrs vs 20 yrs). 

The second time, I bought an 8acre estate with a house and an old run down pool house in the back yard (pool removed 30+ yrs ago). 

If it is 15 yrs old, I will have that expense likely hit in 10 years, and need to take my cost to replace divided by remaining useful life in months.Same with HVAC, major kitchen remodels, water heaters, decks, fences, concrete work, etc.

They built 4 and have had all 9 for over 20 yrs.

He is going SBA route, 10-15% down, 4%, fixed 25 yrs.

Tenant has been there for 20 yrs.

Currently 24 yrs old and want to have 10 doors by age 30!

I prefer to just have her leave and get the new tenant in because since she is on the market looking for a home purchase, I prefer to have a tenant who will stay there 2 yrs at least and the new tenant is solid financially and credit wise.
