I use the most liberal one around that does a lot of 2-4 unit appraisals... it doesn't solve all problems, because sometimes people are simply delusional about value, but that solves a lot of them when it's not the appraisers first triplex order in 17 months.

If you attempt this, I highly recommend you increase the utility amount 10 - 20% because tenants are more liberal with use when they don't see the bill.#2: I'm not familiar with your state laws but consider applying all income received towards additional charges first, then rent last.
