First time newbie using the PB BRRR tools to run some numbers on a hypothetical property deal.I did this as I wanted to get some feed back from the more experienced members on PBand also understand how the numbers relate to choosing a good deal over a bad deal. 

Arlington, Grand Prairie, McKinney, Frisco, Irving, and Garland have all come up on the forums and it may be worthwhile to check into them and sidestep the feeding frenzy in Dallas proper until you have an established system in place.

You can keep an eye on things, you can even give the local police access to the live feed.

Sure, the prior decision was certainly based on cost, but the potential can of worms to make this location right could easily have snowballed into ripping out the wiring too, not just upgrading the location, and who knows where that wiring goes or what it feeds, a person could end up replacing all the wiring in the entire circuit, or even the building, by the time it was all said and done (extreme example I know - we both know that's more work that just running a couple wires). 

You can also ask them what needs they currently have and drop off items or buy it on Amazon and have it shipped directly to them.Most of us are lucky enough to not have to worry about how to feed our kids, but others are not so lucky. 

I think we all need to exercise compassion towards our tenants experiencing hardship and don't know how they will feed their families the next couple months.

Fortunately, we had sufficient personal resources to feed cash into the property as needed and we were able to weather the storm.

Same, I want to do the right thing but fear potential pitfalls. like trying to feed a stray dog who turns around and bites you.I like simple.
