Sell the work, the strategy, the experience, the deals lined up, but I'd never mention money, it's an exciting opportunity for the right partner.What you want is inquiries where you can discuss the details.I'm never impressed with those that make claims as to earnings or expectations, I'm impressed with well written ads that provoke thought, tells me what they are doing or why there is opportunity in a market.I all ready know they want money, everyone does, that's a given, dahhh :)

You can start screening your lenders now and meet with them to determine which lender you'll want to work with and when you have your property lined up you can request the pre-approval letter to limit the inquiries on your credit.

When it comes to residential (1-4 units) and small multi-family (5-10) we typically purchase distressed properties and perform a deep energy retrofit, with the result being units which operate 40 - 75% more energy efficient following the retrofit.While this does not necessarily increase the rent we can command, it has proved to decrease our turnover and vacancy - tenants stay longer and, when they leave, we often have word-of-mouth applicants before the unit becomes vacant ... just last month we had 5 inquiries and 3-applicants on a property we had yet to advertise.

@Eric Michaels Wow, that opened my mind up on what is really happening on the real world, i never included those scenarios because it never happened to me, missing a deadline twice as much or going over budget more than twice the budget or abandon something on contract. i guess i need to get a schedule on a investor that has been there and done that. i have taken notes on your comments, they are really helpful and will be basing my inquiries before revising the offer again, hopefully the next one will cover 90% of the problems and will just revise the next according to the situation on a deal.
