Good thing this was Houston where there are no basements or they would have had an indoor swimming pool.For a random animal you know nothing about, its a total crap shoot.

Hi,Does anyone have any recommendations on a well priced Houston architect for indoor stair and outdoor deck plans? 

Making tenants feel safe (motion detector lights, fire ext in unit, peep holes in door, smoke detectors with battery back up in all BR's and hallway, renovated baths, extra storage and off street parking all help tenants feel cared for, safe and secure.)

Heating costs go up in winter, as does electric due to the reduced natural light and people being indoors more.

Indoor fun includes cooking, watching sports/movies/adult movies on an HDTV that has a Roku device, taking a nice bath or shower, playing darts/pool/poker/ping-pong, getting beer from a kegorator, a fireplace, etc. 

The one I deal with primarily serves the local Amish community, so very few of the mortgages they write are conforming to Fannie/Freddie guidelines (for some reason, they don't like lending on houses that have no electricity or indoor plumbing!)

Same for a kicked in door that was replaced.

These are mid-size cabins that sleep 10-14 people, all with amazing views, one with an indoor pool, and well maintained by me in terms of the big thing.  

My other passion in life is figure skating, I want to retire from my day job of Senior Accountant (at a real estate corporation) hopefully as soon as possible - hoping rental income will enable me to figure skate during the days and lounge by the pool somewhere warm in the late afternoons :) Indoor ice - outdoor sun!

In 2017 we renovated the space to add indoor plumbing with a bathroom and kitchen as a studio style apartment which we rent on Airbnb.
