When you say private lender, are you referring to a private individual, or do you mean a nonbank lender, such as a lender that is not a Chase bank or a Wells Fargo? 

It occurs almost 1,000 times per day by both small individuals and large corporations.

I have never really understood why.I recently was speaking with yet another specialist who put it to me this way;  In Canada, companies are taxed the lowest and individuals the highest.

I have also been told in person by an individual that is a licensed Realtor that it is +- 600 sq ft.Can someone give a thorough explanation on the rules to finding comps?

In general contributions into and distributions from an LLC to individual's names are not taxable events.
