Keep in mind the subs will want to time slot the work.

It's not a fast way to make money frankly unless you get on a hot streak.

And, finding 100% financing certainly can be done, not every market is hot, not every seller needs cash, you need to get to know owners, retiring landlords are a good source to begin with.

@Steve Smith I know using self-directed retirement accounts is pushed pretty big, but my understanding from accountants including my own is that people tend to get themselves into hot water with them. 

I know those are all reasonably hot markets right now, but I'm up for some competition & hustle.

Hey @Olu Oguntoyinbo, before you get all hot on Houston, I would call the city council and see what they are planning.There has been a lot of activity regarding regulations and the like in Houston.

1st it is a water heater,  not a hot water heater.

It's a pretty hot market with no signs of slowing down.

You can do great in a tight market and terrible in a hot market.

I just added an EV charger and I'm extending my side deck to add a firepit and hot tub in the next couple weeks.
