A Cross Collateralization loan would be the way to get this done, since you have a lot of equity, you may not even need to bring any cash to the table on this

Hey Diandre, Less than 30% Down for a Commercial property is nearly impossible to find, unless you have other properties to cross-collateralize. 

Read "Long-Distance Real Estate Investing" by David Greene to better understand how to find a market and do things from a distance.

Recommend exploring as many sources as possible to get referrals AND cross-reference them to get as much accurate information as possible.Check out NARPM.com, BP’s Property Manager Finder (BiggerPockets: The Real Estate Investing Social Network), etc.Also, encourage you to learn from the mistakes of others - by reading posts here on BiggerPockets about owners not having their expectations met by their current Property Management Company.

That crosses geographic boundary lines so it's not reserved for out of the US.

I had 200 units go into contract about a month before the market's light switch was flipped, but that deal failed to close because the market had collapsed in the subsequent weeks and the buyer was unable to cross the finish line, so I still have that one.These last 1,000 units were all part of my last two multifamily funds, fund VI and VII. 

Also if you read David Greene's book "Long Distance Real Estate Investing" if you will be of great help and give you the confidence you need.

But if you cross the line to recommending other investment products you're a broker/financial advisor, correct?
