Without that--you are just a spectator.You also need a job that is steady for at least 2 years, and pays enough to save the money, and qualify for a loan.Will a loan officer laugh at your application if you earn minimum wage--maybe.Would going to school get you a better paying job--maybe--So with down payment money, (20% or 3.5% for some things), and the ability to get a bank to loan you money...credit history good (vs fouled up), and your financial ratios of borrowing to income in order, as well as adequate income as dictated by the lender,and at least 2 years stable employment--and you know what you are doing when you buy and rent out...you could make it.You need enough money to play the game--focus on getting that and learning this business and you will give yourself a chance.If you join the military and save 100% of what you earn, you could get a 2% down VA loan when you get out to start out--maybe look into that--but do not believe anything the recruiters tell you--check it out on your own--you need cash in the bank to be a landlord.Good Luck!

Damages include, but are not limited to, damages to floors, carpets, drapes, screens,landscaping, fencing, including odors due to the presence of pets.I have not taken any specific action on the above front but the dispute has come down to security deposit refund.

It is generally reasonable to require a Veterinarian's report on the animal; require the animal be spayed or neutered unless contraindicated by the Vet; must be leashed or in a carrier in hallways/stairwells/elevators or other confined spaces unless that interferes with the tasks the animal performs; handler must clean up after the animal in common areas and ensure no offensive odors emanate from their residence; animal cannot be aggressive toward others, or cause disturbance with barking or other noise that is not an element of their purpose; and tenant must update the "request for accommodation" and Vet report annually.

I filed on Jan 2023 and its still on going with no sign of court date.My other tenant a middle aged old lady with teenage kids is a characterless & foul mouthed lady who was always tried to make the environment hostile.

wholesaler is really the owner and has no debt on the property sounds like and you have the 120k in cash to execute the rehab.Just have to do simple napkin math.ARV 800k you said it was around 810 so let use that.selling commish @ 5% 40k but maybe you have an in with an agent and it can be less or it might be 6% so lets go with the 40k615k and if they are throwing it in with ZERO cost of capital ( which would be great for you)then you have no interest carry.And if there is no closing IE your not buying it up front there is no escrow costs or title insurance although if I was U I would order a title report on it and make sure he owns it and there is no debt or other liens or encumbrances that would foul up a say.Tax's utls during the process depending on what state its in Tax's could be as high as 15 to 20k for the year. and utls say 200 a month..

Why not just pay 5 or 10 years in advance so you can have no worries of him fouling up your deal.
