Financial suicide......The only people that should try and own and operate D class units are local and VERY experienced in that genre... they know all the eviction attorneys, law enforcement, social services and local "muscle" to handle the class of people and properties you will deal withNew and out of state?

Biggest suggestion would be to make sure you are flexible, willing to work with multiple housing programs, and hire a good manager if you are not going to self manage the units.

I could be somewhat flexible on age of the house, but I chose 10 years because if we are living out of state, we would need to rely on local contractors for repairs and capital items, which can be costly and eat up all your annual profit.
