Depending on the zip code I was wondering could I gamble with them on a fix and flip or brrr.

I believe I read not all fixes/repairs will qualify during the cost seg study.

That could lead to future fix and flips or BRRRRs.

So those fixed costs, like calling a plumber or replacing a fridge, are going to cost more, as a percentage of your rent, to handle.  

Was wondering if anyone is fixing and flipping mobile homes in the Austin area?

Some of the questions I'm asking are as follows:- Age of roof and HVAC - Any major maintenance issues/fixes done recently

The tenant-buyer has time to fix their credit and save more money for a down payment during the option period, then exercises their option - fulfilling their desire for home ownership.

Risk is fixed costs when transaction volume is low, you have to manage your cash flow.How many deals are your friends doing?

Maybe i should find me a good old fashioned whole saler - (more fix and refi/rent or fix and flip) in that realm however.  

What if I fix & flip instead of rent, can it pull actual sales comps and group by renovated and estimate the ARV?
