DMM doesn't work, cold calling doesn't work, text blasting doesn't work, because the list you have mainly doesn't include motivated sellers.There does not exist a method where ANYONE can "extract" motivated sellers from the general public.

If you do, you can extract value via a refi, place tenant in that would pay for the loan and put some money in you pocket.

My PM told me they will report to collections but said if I were to pursue a legal action they can support in providing any docs to attorney .I did some online search and found that even if judgement came in my favor it would be hard to extract any money as I am responsible for money collection and not the court.
