Has anyone worked with Mario Cotto and his team.

Isn't it like you're suggesting somebody to do something (investing in Costa Rica instead of the US) while you (the experienced investor in Costa Rica) does the exact opposite with your own money?

My point is even some experienced operators doing more extensive/sophisticated value adds are struggling in this market. 

Sounds like you are already on the path to being an out of state investor and with the right team that can be powerful.  

I think we both agree that my team could have done better on the front end at setting your expectations from us on timing and availability of houses that meet your needs.  

I have no fear of running the numbers, building a team, investing, repositioning, refinancing, selling or holding larger properties.

I would look to connect with an investor friendly realtor that can connect you with your team.

I thought this could be a good way to take inventory of other situations landlords experienced and make proactive updates to our leases without having to first experience the same fact pattern.

Or what some of the more experienced investors on here would do with my current situation. 

Maybe team up with someone who has capital but lacks your expertise?
