After 3 months of total exhausting rehab I refinanced @ 13% & paid him off.I still own this property (it's rented) & the smaller home next door just went on the mkt for $599,900.But we do get 18-20% returns up here based on what we initially pay & what we re-sell them at by holding the notes @ 12-14%.

If it a short run or if its galvanized pipe you are better off just replacing the line.The easiest thing to do is rent a ditch witch and create a new trench and drop in a new PEX water line.

@Russell Brazil so you're telling me that everyone who browses the MLS on a daily basis has a pre-approval in the pipes constantly and gets another pre-approval every 90 days?
