In this scenario, each member doesn’t actually own real estate, they own a business (that owns real estate).If that is the case you have two options: 1) The LLC performs the 1031 exchange and continues to achieve the goals of the managers through changes or details added to the operating agreement and subsequently consider dissolving the LLC. 2) You dissolve the LLC and reform as Tenants in Common *prior* to the sale of the property.

If you can check these boxes off you would be able to start buying long term rentals with having owned zero real-estate prior to the first transaction. 

HI Latonya,Depending on the county in which you used your VA financing entitlement in prior, getting your 2nd VA property might be tougher because your prior entitlement might be tied up partially already.

I think it's a great idea to include these in the house rules so potential guests/midterm renters will be clear what is expected prior to their booking.

Legal records can be harder to examine the further away a tenant moves or the more time that has passed, making them easier to miss.

I have had mostly great guests, but the few that I've had that were terribly messy (much of what you describe but also smearing pizza toppings on the floor, having an easter egg hunt (I found some of the eggs) with chocolate in fabric and pink maybe egg coloring staining two sets of sheets) and yet were given 5 star reviews from prior hosts.  

The court date is set for 7/16/24 at 10am (a work day) and according to the JP, I can cancel up to 2 days prior to court date.
