I live in New Jersey and recently purchased a duplex in Columbus, Ohio, with my realtor managing everything remotely, including inspections and virtual tours.

I am in the process of settlement on my 1st property in 1 week. i have a 5% down conv loan thru a credit union bank. this a duplex and is a row house. i plan to live in one unit and rent out the other. the seller is also selling the duplex property next to it.

We essentially created a duplex (for all intensive purposes) in a market where plexes are quite rare and usually don't make sense numbers wise.

I am thinking a duplex.

Changing whole buildings over isn't always practical (or prudent) and we will be running buildings profitably with galvanized pipes in the walls for the rest of my career.
