I just had a 5 1/2 year perfect tenant move out and I was able to raise the rent $200 a month ($975 to $1175), rent the house with no down time to another great tenant and only spent a couple hundred on minor repairs.

I have watched pretty closely and can’t find a deal at all and I have friends and boots on the ground there in construction and real estate and still can’t find a decent deal that would make sense for me with all the downtime seasonality.All in all I personally think it would be very tough to find good “help” (cleaners).I watched my mom struggle with cleaners my entire life and so many were unreliable or didn’t show up.

From there, you have to decide how to handle this; For sure this is a loss, because you have to spend money on unit turnover, down time from leasing, etc..Normally, I try not to engage in battles.
