I have actually sold that very house you are in and while I don't normally service that county we should be able to get it rented to a good tenant with little to no down time.

I just had a 5 1/2 year perfect tenant move out and I was able to raise the rent $200 a month ($975 to $1175), rent the house with no down time to another great tenant and only spent a couple hundred on minor repairs.  

I have watched pretty closely and can’t find a deal at all and I have friends and boots on the ground there in construction and real estate and still can’t find a decent deal that would make sense for me with all the downtime seasonality.All in all I personally think it would be very tough to find good “help” (cleaners).I watched my mom struggle with cleaners my entire life and so many were unreliable or didn’t show up.  

From there, you have to decide how to handle this;  For sure this is a loss, because you have to spend money on unit turnover, down time from leasing, etc..Normally, I try not to engage in battles. 

But sometimes I offer #3 as a way for them just to cut ties completely without being nickel and dimed.They gave you 90 days so you should be able to find a tenant with minimal downtime? 

Also use this "down time" read industry books, listen to podcasts, and brows BP as much as possible.

I may have to wait till the following one as I recently gave birth, but am using the downtime of when my daughter naps to figure out how I can get started with real estate investing and do as much research as possible.

It wills in the down time, and you get to meet new people to talk about real estate. 

If the seller is going to take house off the market while the buyer try to secure financing, it's a downtime for the listing.

Then I always have something scheduled to do like cleaning or installing blinds just in case there's any down time.
