Charge market rent. 

New builds-broke even in the '08 market on two spec homes, built my own home from the ground up twelve years ago(400k in equity). 

There's a tenant that's month to month, rent is at least $800 below market rent, so I told the seller I need that unit to be vacant.

To be clear my goal isn't to have a bunch of cash flow Y1 but just looking to break even.2) How could I go about finding markets where MHP are more beginning investor friendly?

Being thoroughly familiar with the local market is key.

The more effort you put in to make your home stand out in a (maybe) already congested market, the higher the chances are that someone books your furnished rentals over others.

What does it look like cash on cash return for market rent? 

I’m giving serious consideration to converting into a PadSplit.However, I have heard that Fort Worth (the city, Tarrant County, the faceless boogey man…) has issues with PadSplit whereas Dallas County is supportive.I would love to hear about your experiences between the two markets and if Fort Worth can be viable for PadSplit and anything I should be mindful of?

Ensure your contractor has a clear timeline, keep extra cash reserves, and start marketing your rental rooms early.
