Do your due diligence fast with a title search and appraisal and complete personal inspection.That's easy and skip any junker monsters...there are tons of deals out there no matter what they say...it is easy to find from you desk top computer at home.

Try Penfed.org, usually they are very quick and mostly do desktop appraisal 

IT tip: you can take a "screen shot" of whatever is currently on your Mac screen, and get an image file on the desktop.

As for an appraisal, some use desktop underwriting, or automatic valuation models,  vs an appraisal.

They can do a desktop appraisal for you for a little more than you pay for a BPO.
