They show very high numbers on the transaction history totaling over 500k but they told me that's normal, that's the way they are reported and the IRS knows the actual figures.

I usually ask for some form the rent roll/rent ledger showing payment history and some form of proof of payment (I'm a bit paranoid) for the last two months (deposit receipts, bank statements, online receipts for payments made online rent portals, etc.) 

It's difficult - often impossible - to verify their identity, address history, ability to pay debts, or criminal history without a social security number.

Generally you can weed out many individuals based on income, credit, employment history, previous residences, and overall behavior compared to other candidates.
