I wouldn’t let that part concern me.

My concern is if they have a data breach.

I also addressed their concerns about insurance options, as they expressed significant worries about that.

Mold inspection was never performed, as there was no concern about mold.

Whereas, if you were to default on a HELOC against your primary, you immediately go into foreclosure and have a bigger concern than getting sued?

I can understand your concern. 

If it doesn’t, then talk to an estate attorney and tell them your main concern is bypassing probate.
