@Michael PlaksIf a new rental property is purchased Day 1, Repairs and Improvements are performed Day 2, and Rental is listed for rent Day 3.Can de minimis safe harbor, bonus depreciation, or Section 179 be used to currently deduct all Day 2 expenses (assuming invoice line items are below $2,500 for the de minimis test) versus capitalizing?

@Jacob Chapman you have experience with Yardi so you should know what is important to track: rent charges and payments, security deposits, maintenance requests, tenant/vendor contacts, invoices, etc.There's a whole list of free software solutions available for small Landlords.

I email the Rent Invoice and have a Quickbooks Payments account that allows the tenant to pay online via ACH bank transfer.  

My current thought is to use quickbooks and send out email invoices that can be paid online. 

If you get that same catalog in front of a radio shack manager in 1997, you're probably writing invoices.  

You need to stop watching these dang podcasts and you need to start doing.
