—In all criminal cases, contempt cases, and other cases filed pursuant to this chapter, if a party has sold, leased, or let real estate, the title to which was not in the party when it was offered for sale, lease, or letting, or such party has maintained an office bearing signs that real estate is for sale, lease, or rental thereat, or has advertised real estate for sale, lease, or rental, generally, or describing property, the title to which was not in such party at the time, it shall be a presumption that such party was acting or attempting to act as a real estate broker, and the burden of proof shall be upon him or her to show that he or she was not acting or attempting to act as a broker or sales associate.

I have several rental properties, and I am inclined to not run background or credit checks on students that are in professional graduate school (medical,dental, PA, optometry, etc) because I know the requirements of the school will not permit students with a criminal history, and they are funded by loans or parents and don't have much credit history anyway.

you need a vandalism rider.. and if it was a tenant.. then the insurance company will usually deny tenant abuse claims.. but if it was kids or something like that then your Vandilism rider should cover you.I did have one tenant of mine do so much damage my company covered it and went after the tenant criminally.. not sure on what charge but it was a 45k claim on a 110k house and it was only 3 years old.

I have seen deals die a day before they were supposed to close because the wholesaler was not entirely truthful to the escrow officer.Quite literally, the escrow officer is sort of like your criminal defense attorney.

You might look at all convictions case by case and ask questions to determine their eligibility (each state may or may not have laws regarding criminal discrimination).Pets: NO DOGS (unless they are service dogs) PERIOD!

You must apply the same criteria to ALL tenants, to avoid discrimination.After you review the application, (submitted when the person said they would, not 5 days later), have them go to a tenant screening service like NTN or Tenant Reports.com and have them pay for the criminal and background check, the credit check, and eviction history.
