Concentrate on properties where you can get conventional financing, you have access to VA loans so use them. 1-4 units.

@Erik Lindquist you may want to concentrate on small multi.. competition will all look at the numbers the same way there will have to be some positive cash flow for the properties to sell with the standard 25 or 30% down..

Remember to concentrate on finding good people in those markets too.  

I have a triplex that's fully rented out with long term tenants under contract now, and my intention is to now concentrate on sub 30k property's for cash flow.

I am thinking I might throw some concrete mix down the water main access hole to limit that source of water and then concentrate on the exterior.
