Hello, I am looking for a creative way to structure the purchase of a multifamily apartment complex in central KY. 

I know big apartment complexes do an even split for water and trash.

Getting help from a TAS has definitely helped us in the past on addressing something like the IRS seeming to lose a payment and being unwilling to put the effort into finding it - nothing technically complex about your problem from what you are saying (just a lost payment), but if they aren't helping you, the TAS helps light a fire under them. 

Keep in mind its always a good idea to consult with a real estate-focused accountant who also does asset protection to get a full picture for more complex strategies.

Real estate investing is a complex business - with the key word being business. 

Please note -- although this is separate from property management, IF your PM handles this for you in addition to traditional property management, is the fee you would pay them for this different than if it were a completely independent construction manager/overseer not already associated with the apartment complex?
