We collect rent monthly, so usually that doesn't require any refund.

The company helps with the rest of the stuff like rent collection, late payment follow up, advertising vacant units, showings, tenant screening, leasing, renewals, reports, and evictions (which is a corner case).

I'd encourage you to try to find the unassuming guy that drives an old truck/car, buys his clothes at Costco, and never brags about how many properties he owns.I'm just a small time landlord but I'd be happy to help if you think that I can be a resource.

You're asking somebody lend you a lot of money, collect 1% interest on it and get 10% of any upside but take 100% of any downside.  

So when you think of the income and basically less than 20k a year in Overhead thats a pretty nice business.. unless you count cloths and shoes as necessary items then things get a little wild !!!
