My Credit Score is 689 and rising, went through a divorce that caused some issues, but I don't have any more issues paying everything on time.My Current annual income from my Job is right at 50,000.00I am a single mom with a two year old and a five year oldMy living expenses are covered by the child support that I receive, and I live with my parents currently, so I don't have rent, utilities, or ungodly daycare.  

I was weary that I wouldn't get a response.As a household we make @ 35,000 a yearI stay home with my kids , I have a newborn and a toddlerWe are about 60,000 in debt.Rentals in safe areas are expensive so most our income goes to just living expenses (rent is $1250 monthly!!)

If a child is unclaimed in the property 18 years or younger then the Marshall would take them away to get processed for help.Your state might be different.

We are only two weeks away from having our second child and would like to start taking action towards our goals.

However, I can't currently qualify for a conventional VA loan not due to credit (750), but a fair amount of debt ($20,000) and very high child support as the only working parent.It is my understanding that residential properties (even fourplex units) cannot use current tenants' income to qualify for a loan (please correct me if I am wrong.)

We have asked the tenants if they would like to buy the house but they don't have the money for a down payment and having just had their 2nd child they are starting to outgrow the house. 

My day job suffered during those 3 months and now I have a wife that's 8 months pregnant with our first child.
